The CM functions include participating in design management with the Project Manager (PM) and GeneralContractor; monitoring various on-going construction activities and schedule for conformance with contract requirements; overseeing civil, structural, mechanical, electrical, or architectural aspects of construction; supporting processing of easements, pertinent deeds, local code requirements, and restrictions; and supporting coordination of various phases of construction. This program involves both new construction projects and renovations of existing buildings. Some of the existing buildings are historic properties. The building types include office buildings, hospitals, clinics, laboratories, warehouses, and other types of real property. Project sizes range from small remodeling or repair projects to multi-million-dollar new buildings or renovations of major existing buildings. At any given time, the projects are in various stages of development from pre-planning through design, construction procurement, construction, and post-construction. Projects are typically design-bid-build with contracted architecture/engineering and construction firms, design-build, or small in-house designs with contracted construction.This position is an exciting opportunity for the right candidate, as Davenergy has an excellent reputation that can lead to considerable growth in the construction and facility management field. Davenergy has other national construction management contracts that have yet to be leveraged, coupled with our reputation in the federal healthcare market, this also presents a great business growth opportunity.PHYSICAL REQUIREMENTS:Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoist, ability to climb ladders and negotiate work areas under construction. While performing the duties of this position, the associate regularly works on-site at the construction work site where the associate is exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. Occasional lifting of equipment between 10-25 lbs. required.Experience Requirements:Complete daily walk-through and prepare accompanying detailed report to assess compliance of project and to identify safety issues, discrepancies, code violations, and mitigate potential project slippagesPerform weekly site safety reviews with the general contractor and representative from the medical centerCoordinate major campus-wide utility shutdowns to tie-in new construction with existing facilityCommunicate and collaborate frequently with the general contractor, architects and engineers, and facilities management representatives of the medical center to identify goals, discuss and resolve field issues, develop timelines, and execute and monitor action itemsTrack, monitor, and address inspection requestsMaintain project documentation through review of Contractor daily reports, inspection requests, and project scheduleReview and manage submittals and RFIs and inspect all on-site work for contract compliance per the contract drawings and specificationsPrepare independent estimates and analyze, review, and negotiate change ordersAnalyze general contractor’s change order requests in the field and verify and track that work coincides with what is proposedManage and perform inspections requests (in-wall, above ceiling, etc) and coordinate with project superintendent of general contractor to review and address deficienciesExecute closeout tasks which include reviewing as-built drawings and Operation and Maintenance manuals to be turned over to the medical center and coordinating testing and training of equipment with facility maintenance and repair shop of the medical centerOther Requirements: MS Office Applications, Fieldwire, PlanGrid, Procore, Blue Beam, Adobe Acrobat, OSHA 10 or 30Educational Requirements:Bachelor’s of Science in Engineering, Construction Management, or ArchitectureBenefits DAV offers a competitive compensation, bonus opportunities, group medical & dental insurance, 401k plan, profit sharing with employer contribution, and paid vacation/holidays.EOE M/W/D/VSubmittal Please submit a resume and cover letter in Word or PDF format.
