||INTRACORP IS LOOKING FOR A DEVELOPMENT PROJECT MANAGERIntracorp, a well-established and dynamic Newport Beach-based Real Estate Development Company is seeking a Development Project manager who will be a key player in our organization and will be involved in all key areas of developing residential apartment communities. The Project Manager (PM) will assist the VP of Multi Family and other department personnel in executing the company’s business of acquiring, permitting, building, financing, and selling market rate apartment communities. To find out more about us visit www.intracorphomes.com.POSITION OVERVIEWResponsibilities include, but not limited to the following:Being a valuable member and leader of project teams, promoting collaboration, mentoring and team success.Managing apartment projects and entitlements with positive results.Supporting department needs for acquisitions, processing entitlements, development, and post-completion phases of projects.Working with construction, sales, marketing, finance, accounting and other Intracorp teams to successfully complete the organization’s development projects.Assisting in the management of project consultants and related contracts, budgets, and schedules.Help create and maintain project budgets and schedules; assist the department with the monthly proforma review and project reporting. Help track project costs and cashflow to ensure that proforma and business plan goals are met.Prepare consultant contracts as needed and evaluate proposals.Execute and manage contracts, adhering to Intracorp standard contracting policies.Review consultant invoices, ensuring that costs do not exceed contract commitments and overall budget.Work closely with other team members during schematic and design development phases to help coordinate drawings and project feasibility.Review drawings and assist in the coordination of project documentation through entitlement and site/building construction approvals.Ability to identify and implement process improvements.EXPERIENCEExperience managing projects and coordinating multiple tasks.General understanding of the governmental entitlement and permitting process.Experience preparing and managing budgets and schedules.Experience with residential development, construction, sales, and marketing preferred.General knowledge of architectural and engineering plans.Real estate development or related degree preferred.Skill with Microsoft Office suite, Microsoft Project, Bluebeam Revu, and Sage CRE.Excellent written and oral communication skillsOrganized and able to multi-taskMust have own car and valid driver’s licenseIntracorp offers excellent benefits, which include paying 100% of the monthly premium for medical, dental and vision for the employee.To Apply: Individuals meeting the criteria above are encouraged to submit their resume and cover letter.
