|The District Manager is responsible for the overall success of the assigned market(s), including meeting all KPIs, and is expected to facilitate performance in the market through the daily oversight of the property management team. The DM will facilitate teamwork, coordination and performance by individuals in the market with a focus on meeting applicable metrics, assuring that each team member has the tools to accomplish their roles and that there are smooth transitions between functions. The DM role is focused on team management and helping the market achieve its highest performance in connection with property acquisition, property renovation, leasing, property management, financial performance, and collections. This role will develop and maintain strong working relationships with local team members, corporate employees as well as third-party vendors and leasing firms.The DM will have a full working knowledge of all company policies, procedures and workflows and will be responsible for assuring that team members have working knowledge of applicable policies, procedures and workflows.The DM will facilitate performance through training and oversight and will be responsible for knowing and sharing team member performance status on an ongoing basis in an effort to understand challenges and make adjustments as needed along the way.Oversee the local team to assure that there is a timely and consistent and appropriate flow of activity, from pre- purchase, to acquisition, leasing, collections, and renewals and turns and to assure that the team appropriately manages the tenant experience, through tenant communication, and maintenance. , leasing team daily to monitor available home inventory, home pricing, traffic, new leases, and turnover.Manage and drive team responsibilities to achieve the maximum KPIs, including with respect to leasing and occupancy goals, maintenance and turns, in assigned market.Manage the local market staff. Provide training, coaching, and constructive feedback in implementation of company policies, procedures, and work flows to foster growth and increased productivity among employees.Manage the collections process for accounts receivable.Review monthly maintenance expenses and implement practices to reduce maintenance costs.Manage and oversee the eviction processes from submission to set out.Minimize property-level expenses by managing and providing feedback to renovation and turnover teams.Oversee property maintenance and turnover of all properties, both rented and vacant. Ensure that properties are secured during move in and that move out procedures are being enforced.Facilitate excellent tenant communications including assuring escalations are made in a timely and appropriate manner.Investigate escalated complaints by tenants and resolving issues in accordance to company policy.Review KPIs, metrics, and financial reports weekly, monthly and quarterly to ensure data is entered timely and accurately and to identify any potential areas in need of improvement.Ensure property records are maintained in accordance with company and state-specific statutes standards.Assist with development of marketing programs for assigned local market to drive tenant retention, tenant relation programs and setting rent prices for homes.Partner with Human Resources and third-party recruiting firms to assist with workforce planning efforts such as recruiting, interviewing, and staffing for assigned local market.This summary is not an all-inclusive description of job duties.
