Job Description : Overview: JOB TITLE: Analyst, Investment Management*FLSA ExemptI. Primary FunctionThe role of the Analyst, Investment Management is to view each property as an investment and act as a liaison between AHS Residential and both AHS Construction and AHS Property Management. The Analyst, Investment Management will support specific activities to ensure strategy alignment across different business units, as well as monitoring operational and financial performance to maximize asset value. The Investment Management team monitors the asset throughout the entire project life cycle.The Analyst, Investment Management will report to the* Associate or Manager, Investment Management *and will work closely with other business units such as land acquisition, development, construction, and property management to drive project performance and improve processes, aside from also supporting strategic initiatives by analyzing and modeling scenarios to support business decisions to increase NOI and recap/dispositions.II. Typical Duties and Responsibilities*Review proforma assumptions* across different stages across the development cycle.Perform market studies for deals that are under contract or in AHS land bank to evaluate potential geographical or economic risks within any given submarket – either by third party appraisals or our own independent market analyses (i.e. Rents, Cap Rates, OpEx) using Costar/RealPage/Green Street and other sources.Understand impact of long-term property management and development agreements on project proforma, including but not limited to:Compliance with restrictive covenants in relation to workforce housing provisionsUnderstanding impact of cable, water submetering, and cross-parking agreementEnsuring property is free from encumbrances (i.e. utility easements) and bond obligationReviewing commercial leases with prospective tenants on mixed-use projects (retail, office, storage) or sites with existing commercial spaceMaintain and update proformas for projects under construction and in operation by using 3rd party ERP systems and software.Prepare ad-hoc operational reforecasts with property management, as well as preparing monthly variance and KPI analysis.Create scenario analyses evaluating refinance, re-capitalizations, joint ventures and dispositions and impact on AHS key metrics (GM, YOC, IRR, ROE).Coordinate with business units to ensure completion of sale due diligence checklists.Maintain and develop monthly investment management dashboards/presentations to ensure accurate financial reporting and to support continuous improvement on underwriting.Monitor fundamental real estate trends by analyzing information from financial publications and brokerage services, investment banking firms, government agencies, trade publications, etc.Participate in weekly calls with the Property Management team and revenue management advisor to opine on asking rents to increase properties’ NOI and gain perspective on on-site experience.Prepare internal investment briefs, reports and presentations as needed, as well as develops analysis and tools to improve productivity and/or processes.Perform other job-related duties as required by Manager, Investment Management and/or Director, Investment Management & Capital Markets.Ill. Qualifications and ExperienceMinimum of two (2) years’ experience in commercial real estate.Bachelor’s degree in Business, Finance, Economics or related field.Finance and real estate management and/or development experienceOr an equivalent combination of education and experience that provides the required knowledge, skills, and abilities may be acceptable.*lV.
