Job Description : | Description: The Maintenance Director is responsible for ensuring the community’s physical interior and exterior spaces, as well as grounds, equipment, and living spaces are fully functional, inviting, clean, comfortable and safe for all residents, team members, and guests. To accomplish these objectives, this position also manages and supervises the day-to-day activities of the Maintenance and Housekeeping departments while demonstrating the Culture Code that Revel Communities embraces.Essential Job Duties: Conduct daily inspections of community grounds and buildings as well as conduct periodic inspection of equipment, tools, and supplies to ensure that team members are completing assignments and that equipment, tools, and supplies are maintained and operable to perform all required maintenance duties and services; assure the community is always presentable for toursManage, plan, develop, organize, schedule, evaluate, and direct the Housekeeping department, its programs, team members, and activities with a spirit of teamwork and open communication; responsible for hiring, supervising, and managing the performance of the Housekeeping department and ensure that all team members wear proper attire and follow established safety regulations in the use of equipment and suppliesDevelop performance standards and processes for the maintenance and housekeeping departmentsConduct in-service classes for all maintenance team members as necessaryManage the department within budgetary guidelines, tracking inventory usage, and ordering supplies when necessaryEnsure compliance with all federal, state, and local regulations concerning the community and groundsCoordinate maintenance requests and maintenance logs of resident apartments including repairs, plumbing, furniture, electrical, heating, and replacement of light bulbsManage outside vendors and contractors, securing bids and scheduling needed work on special projects tracking all maintenance expenditures and proceduresOversee and educate on OSHA policies and procedures, SDS information, and conduct fire drills with staff regarding safety and emergency procedures to ensure compliance and safetyMonitor the overall safety and security of the communityMaintain an updated list of emergency vendors and contact information so other community team members can handle repairs when supervisor is not on siteAssist all maintenance team members in their job duties and assume maintenance activities when neededAssist, as needed, with the moving of residents during emergency situationsManage the department within the budgetary guidelines, track inventory, order supplies, and manage expensesLook for ways to reduce costs and create efficiencies both within the department and within the community on a daily basisStrive to maintain a safe working environment through the prevention of accidents and through the preservation of safe working practicesComply with the company’s standards and regulations to encourage safe and efficient community operationsRepresent the company’s Culture Code on a daily basis both in and out of the communityPromote and display a spirit of teamwork in performance of daily duties through cooperative interactions with team members and other departmentsDisplay a positive and professional image through behaviors and actions and maintain high standards of personal appearance and grooming, including wearing professional clothing and/or uniform and a name tag when workingPerform other duties and tasks as assigned or required. Requirements:5+ years of related maintenance experience; demonstrated mechanical and troubleshooting ability to repair washers/dryers/heating/refrigeration units/ice machines, paint interior and exterior surfaces and structures, and repair minor plumbing/electrical/carpentry issues, within a senior living, property/community management, hospitality, or related environment required1+ years of supervisory experience including training and supervising staff and developing and managing budgets requiredAbility to lift, stand, kneel about 15-20 poundsTechnical maintenance training and/or certifications strongly preferred; High School Diploma or equivalent preferred; Associates or Bachelor’s degree a plusAbility and willingness to drive the community vehicle(s); must possess a valid driver’s license issued in the state of residenceAbility to deal tactfully and professionally at all times with team members, residents, family members, visitors, and the general publicExcellent verbal and written English communication skills including the ability to speak in front of small groups of people with the ability to explain and communicate complex ideas to a wide audience (employees, residents, family members, the general public, etc.)Ability to understand and conceptualize concepts and to make independent decisions when circumstances warrant such action and to remain calm during stressful or emergency situationsAbility to show sincere compassion towards cognitively impaired older adults and demonstrate genuine concern for the physical and emotional needs of older people and their familiesReasoning skills that include the ability to understand issues and process information for giving and receiving feedback and instructionsAbility to promote a positive, friendly, and supportive environment through our Culture CodeProficiency with the use of computers, mobile devices (e.g., tablets, iPads), AV equipment/technology, and other office equipment (e.g., phones, scanners, copiers, fax machines, etc.) as well as possess familiarity with Microsoft Office Suite products including, but not limited to, Word, Excel, Outlook, etc.WHY REVEL?We offer a competitive total rewards package which includes:Generous compensation packagesMedical, dental and vision benefits401k plus matchVacation and sick timeComplimentary meals & guest suite privilegesAnd more…COMPANY OVERVIEWThe Wolff Resident Experience Company is committed to providing residents an extraordinary life experience at our senior living communities.
