||Construction Project ManagerLandis Architects | Builders is looking for an experienced Residential Construction Project Manager who is ready to excel in a fast-paced environment where excellent project management is recognized and rewarded. Our production department emphasizes the importance of organization, communication, and creative problem-solving.What We Are Looking ForPosition ResponsibilitiesEnsure employee and trade partner compliance with OSHA/NAHB and EPA lead-safe practicesDeliver projects on time, under budget achieving the highest level of client satisfaction and qualityAchieve production goals employing company best practicesRecord project Daily Logs and update Schedule weekly in Builder TrendUse CoConstruct as the main resource for projectReview contract, subcontracts, and drawings for content and accuracyDevelop and maintain construction schedulesOrder material with accurate takeoffs and ensure timely delivery to the job siteMeet with trade partners, providing them with accurate scopes of work and deliver their prep requirementsCommunicate with trade partners for timely delivery of a project using the 3-1-3-1 modelBuy-out of scopes and negotiate with trade partners as required to meet budget constraintsReview invoices for accuracy and for timely accurate paymentProduce change orders throughout the project, verify client acceptance collect payments immediatelyAttend bi-monthly Production Meetings and deliver Two Week Schedules for labor requirementsVisit job sites daily to review progress, provide solutions, and/or forward concerns to appropriate partiesProactively and effectively communicate with clients and upper management using Builder Trend and Weekly Client MeetingsCreate and dispense project punch and warranty lists in a timely mannerEmploy green and sustainable best practices with continued educationParticipate in opportunities for continuing education to new Building and Energy CodesManage production staff, foster, and train to best practicesParticipate in Project Hand-offs, ensuring a clear understanding of client needs, designer’s intent, and production considerationsInitiate PM assigned 8 Meetings for SuccessAttend Project Close-out Meetings, convey and implement lessons learnedParticipate in the selection of subcontractors, including vetting and quality assessmentsEnsure staff compliance with and best practices to ensure qualityAnalyze job cost accounting, modify practices to improve profitabilityManage client expectations so they remain within contracted scopes of work and reasonable limits of perfectionMonitor staff for compliance with Landis codes of behaviorSeek and support the hiring of qualified personnel to meet our annual production goalsPropose budget, forecast staffing, training, and equipment needsQualifications and/Experience: 5 years of Demonstrated success as a PMKnowledge of residential construction and remodeling tradesKnowledge of finishes and installation requirementsKnowledge of building and energy code requirements and inspection processKnowledge of building & energy codes specific to DC/VA/MDKnowledge of plans, specifications, and contractsKnowledge of basic accounting principles and budget managementCompliance requirements for OSHA/NAHB and EPA lead-safe practicesConstruction and personnel managementEffective budget managementProficient with Microsoft Office Suite and Builder TrendRequirementsValid work permit (USA)Local residency (DC, Maryland, or Virginia)What We OfferHealth PlanGroup Life InsuranceShort Term DisabilityVacationPersonal TimePaid Holidays401(k) PlanFree employee parkingLunch and learns for career development and licensure maintenanceCompany OverviewLandis Architects | Builders, established in 1990, is an architect-driven full-service residential design/build firm that specializes in high-end residential and light commercial renovations.
