Job Description :
Atlas Rental Property, one of the fastest-growing property management companies in the Southeast, manages approximately 1700 properties in central and north Alabama as well as Chattanooga, Tennessee. We are seeking a Vice President of Property Management to manage, coach and develop our team!
Tasks include but not limited to:
Responsibilities:
Establish and implement short-and-long range company goals
Financial planning, budgeting, and report analysis
Oversee the supervision of personnel to peak productivity and performance.
Monitor pricing on houses and long vacancies
Property visits when necessary
Address any over-arching issues with upper management
Pricing ranges that were off
Location feedback
Construction issues preventing leasing
Monitor KPIs and monthly reporting package
Occupancy (weekly spreadsheet)
Profitability
Weekly debriefs with Directors and Managers
Oversee hiring and terminations or write-ups
Handle any tenant escalated issues
Handle owner escalated issues
Refund requests, repair issues, etc.
Approve Weekly invoices
Monitor prices from vendors and negotiate bills when necessary
Sign checks
Approve bonuses and commissions
Approve and track time off requests within departments
Experience/Technical Requirements:
5+ years of proven experience in a Director level role preferably in Property Management/Real Estate
College degree is preferred; relevant experience will be considered in lieu of college degree
Energetic and proactive attitude
Excellent communication skills
Ability to clearly communicate with Directors, Managers, tenants, and vendors
Strong Problem-Solving Skills
Strong multitasking and organization skills
