General Function: Under the immediate supervision of Production Manager, manages the warranty department, claims, administration, homeowner relationships and the scheduling and training for RP Homes Warranty Tech’s. Above all, take excellent care of our homeowners but upholding our written warranty. Specific Responsibility: Communicate and project the “we care” attitude to all customers and employees through all forms of communication (writing, verbal, appearance). Manage the warranty technicians for RP Homes. Oversees the efficient coordination of the scheduling of all warranty work after needed action has been diagnosed. Facilitate and negotiate company position with “hard to resolve” warranty requests. Where necessary have the coordinated to take disciplinary action if subcontractors fail to respond to service requests. Train and educate our homeowners on their warranty and maintenance of their home. This will be done through a meeting with the homeowner within 1 week of closing. Conduct Q&C walks of all homes 5-7 days prior to Home Orientation Walkthrough. Continually evaluate and assist in revisions to current warranty program to enhance the company’s public image. Prerequisites for Success: Technical construction ability to manage resources and to diagnose and resolve field problems. Ability to handle problems with people and accept the need to professionally resolve conflict. Ability to perform and train others on service issues including common problem diagnosis and basic construction repair techniques. Organization aptitude to manage the scheduling of all warranty resources and requests. Computer aptitude and willingness to learn to track service data in order to constantly improve our material specifications and field construction techniques. Accountability Measurements: Timeliness of warranty reports required by management. Average work orders per home under warranty Average length of time open work orders have been open Warranty budget adherence. Timeliness of any assigned employee growth reviews. Organizational Relationships: REPORTS TO: Production Manager WORKS WITH: Superintendents, Q&C Coordinators SUPERVISES: Trade contractors and Warranty Technicians CLASS: Exempt
